Before you try to “find” Private Lenders, you’ve got to be clear on who you’re looking for…
See, there’s actually THREE different – VERY different – types of Private Lenders, 2 you might want to work with, and one you want to avoid like the PLAGUE!

The first type – the ones you want to AVOID COMPLETELY – are the PL’s that act like regular, private investors, but are actually either Hard Money Lenders (like Real Estate Loan Sharks)…
… Or worse, even Hard Money BROKERS – who don’t even have or loan the money, but want to try to hook you up to a Hard Money Lender to earn a commission.
Either way, they are extremely expensive, have all kinds of rules and downpayment and cash-in-reserve requirements, and that’s IF – and it’s a BIG IF – they are not a TOTAL SCAM and just trying to weasle a big Loan Fee and then disappear on you!
So I HIGHLY recommend you DON’T use those types of lender or Brokers AT ALL!
And think about it – if they are spending time and/or money to advertise to you, they are Pro’s.
So get out of those shady forums and off of Google’s ads and instead fish where the fish are.

The SECOND TYPE of private Lenders – and the first type you **might** want to work with – are EXISTING Private Lenders.
These are people with money to Invest, who have made Private Money Loans to other Investors before, so they understand what we do.
The Good News – you don’t have to explain it to them. Since they’ve made Private Money Loans before, they get it.
That’s ALSO the BAD NEWS – since they’ve lent to Investor before, they’ll have preconceived notions about “how it’s supposed to be done”, so they’re not as flexible as the third kind of lenders.
Some will want you to have “skin in the game” – like downpayments, reserve requirements, pay for your own repair costs, etc.
Others won’t want to loan more than a certain amount, or will require large monthly payments, or high interest, or both.
Because they’ve lent before, you can see the types of Interest they charge, their terms, etc., and decide whether or not you’d even want to work with them.
The bad news is, so can all your competition…
And since they ALREADY make loans to other Investors, you won’t be the only one using their funds. So when the time comes to lend to you, they may be all lent out!
Plus, you’ll have to compete with other Investor on how much intyerest you’ll pay, how many points, what kinds of terms… so ultimately you’ll end up paying more than when you use the third type.
Bottom line – exisiting Private Lenders are “ok”, but you can do better. Here’s how:

The Third Type of Private Lenders are “Secret Lenders”.
Secret Lenders are Lenders that NO ONE ELSE KNOWS ABOUT!
They are people who have funds to Invest, that would like to make a great rate of return OUTSIDE of traditional Investments like stocks or Bonds or Mutuals or whatever.
They LIKE lending to you, because those funds are truly diversified – so they’ll make a great return no matter what happens to the rest of their portfolio.
And because you are the ONLY ONE working with them, they are FLEXIBLE. They aren’t set in their ways.
Most of the time I don’t make monthly payments to my Secret Lenders. So there’s no monthly cashflow issues.
And they’ll lend me all the funds to buy, fix, carry, and sell-or-refinance the property, so I don’t need to come out of pocket or have “skin in the game”.
That’s why I call Secret Lenders “Millionaire Makers” – because they take the brakes off your business, and allow you to get to work!
So how do you find these “Secret Lenders”?
Well, you don’t “find” them exactly.
Instead, you educate them on what you do and how they can invest (and profit) right along with you!
You show them – on a simple One-Page Write Up – how much you’ll need to do the deal, how much interest you’ll pay them, what the project is and what it requires, how long it should take, etc.
And you’ll make sure to point out how they are protected by Title Insurance, property insurance, and a nice low “Loan-to-Value”, so even IF something goes wrong, they are protected (and so are you!).
We use a FREE REPORT that explains to our potential Lenders how it all works and what we do, and do for them.
Once they read that FREE REPORT, then all you have to do is prove to them you know what you’re doing, and they are good to go!
Show them you have credibility – that you do what you say you are going to do – and get them to know, like, trust and lend to you!
And when you can explain the safety, security, and the project plan in plain English, capital chases you.
