See, it’s not about begging for money from Hard Money Lenders or Banks anymore.
Because Banks and even Hard Money just don’t lend to Investors like they used to.
Some Banks won’t lend to Investor “Non-Owner Occupied” at all anymore. And those that do require 25-30% down or more in many cases.
To top that off, Banks won’t lend on “Fixer Upper” properties at all.
So if you rely on Banks for funding, you’ll be cut out of most of the best deals anyway!
And Hard Money isn’t any better.
Nowadays most Hard Money Lenders require big downpayments and money in the bank. Often the same 25-30% or more per property.
And Hard Money and Banks BOTH lend based on the Purchase Price, NOT the value of the property…
… so the better the deal and the less you pay for it, the LESS they’ll lend you!
Let that sink in for a second…
It’s like they’re punishing you for finding great deals!
