I just read the newest Foreclosure inventory numbers –
4.04% of ALL mortgages are currenty Delinquent, with over 750,000 MORE coming in the next 2 years.
And it reminded me of something I meant to tell you…

Here what’s really going on…
The RIGHT Agents (for us as Investors), work hard to build relationships with Bank Asset Managers and Sellers to get those dirt cheap listings in the first place.
While at the same time they ALSO work hard to build a Buyers List of Investors LIKE US to sell them to.
And since they don’t want to share the commission with another agent, they don’t put the deals into the MLS – the Agents’ listing computer…
… until AFTER their pocket Buyers have had a chance to look at it FIRST and make offers!
Then, after the get an offer, AND the property is ALREADY UNDER CONTRACT, they put the property into the MLS.
And it looks to all the other agents like it went under contract for full price on the very first day…
… but it’s been available to those “pocket” Buyers (like US) for weeks!
So if you want to get the best, most profitable deals, you need to find the BEST agents, AND get on their Buyers list!
(We say, “You gotta get in their pocket”)
